Our team will look at a variety of factors when reviewing your rental application. We do not apply a “one size fits all” model when evaluating potential residents.
Further, we will always do our best and work with each applicant to request supplemental information, addition of co-signer etc in order to strengthen the file before coming to a final decision.
It is also important to note that we do not evaluate applications on an individual basis. For example, we will look at the holistic package and average credentials across all prospects and co-signers that are applying for a specific unit. Every lease carries a joint and several responsibilities and because of that, it is important we look at the group holistically.
Generally speaking, we look for:
- -Strong credit history
- -Strong co-signers
- -Verifiable supporting documentation (ID, POI, etc)
- -Verifiable employment history per call with supervisor provided via application
- -Verifiable residential history per landlord reference provide via application
